Frequently Asked Questions
What is the notice period for my rental contract?

The notice period is specified in your rental contract. Typically, it is one month. However, in many cases – including ours – a three-month notice period applies. Example: If you move into an apartment on December 1, 2024, and wish to terminate the lease after one year, i.e., on December 1, 2025, the termination will be effective on March 31, 2025, by adhering to the three-month notice period. Until then, rent and additional costs must continue to be paid. If you have any specific questions or need further assistance, we are happy to help.
What does an unlimited lease contract mean?

An unlimited lease contract is concluded for an indefinite period. The tenant can terminate the contract at any time after one year, with the notice period specified in the contract or by law.
What does a fixed-term lease contract mean?

Fixed-term lease contracts generally cannot be terminated early unless a termination option has been explicitly agreed upon in the contract. Such a contract has a fixed duration of at least three years. After this period, the tenant can terminate the contract by giving a three-month notice period. Extensions are possible in writing, but they are limited to a maximum of two extensions for a total of up to six years.

Rental Costs and Additional Costs
What is the rent amount and what is included
in the rental price?

The net rent of an apartment is calculated based on the size of the apartment and the price per square meter, so it can vary. In general, the larger the apartment, the higher the net rent. In addition to the net rent, monthly additional costs are charged, which apply to each apartment and are invoiced along with the rent.
How are the additional costs calculated?

In Austria, the additional costs of a rental apartment usually consist of the following items: 1. Operating costs: Costs for waste disposal, water, sewage, building cleaning, lighting, and property tax. 2. Heating costs: For central heating, the costs for heating and hot water. 3. Maintenance costs: Contributions for repairs and maintenance of the building. 4. Administrative costs: Fees for the property management. These costs are typically paid monthly as an advance and are settled once a year.
Are there annual rent increases?

Annual rent increases in Austria usually occur due to: 1. Index adjustment: Many rental contracts are linked to the consumer price index (VPI), which causes the rent to increase according to inflation. 2. Increase in operating costs: Rising operating costs (e.g., waste disposal, water) are passed on to the tenants. 3. Adjustment for guideline or category rents: If the legal guideline rent increases, the main rent can be adjusted. Rent increases must be contractually agreed upon or legally permitted. Tenants are always informed in advance about such increases.
How often are the additional costs settled?

Additionally, the additional costs are paid monthly as an advance, estimated based on the anticipated annual total amount. After the annual settlement, it is determined whether the tenant has overpaid or underpaid, which can result in either an additional payment or a refund.

Rental Agreement and Termination
What are the conditions for terminating
the rental contract?

Unlimited Rental Agreement: The tenant can terminate the contract after one year with a three-month notice period at the end of the month. The termination must be submitted in writing and must reach the landlord no later than the last business day of the month. The landlord can only terminate the contract for specific reasons, such as serious breach of contract or personal use. The notice period is usually three months but may vary depending on the contract. Fixed-Term Rental Agreement: Early termination is generally not possible unless agreed upon in the contract. After the term ends, the contract can be terminated with a three-month notice period at the end of the month. If early termination was agreed upon in the contract (e.g., after one year), the tenant can terminate the rental agreement with a three-month notice period. General Notes: Termination must always be in writing, and the legal notice periods must be adhered to. In exceptional cases, immediate termination is possible for serious reasons.
Is there a minimum rental period?

Our apartments are equipped with a high-quality fitted kitchen and can be presented furnished during viewings. These furnishings are for illustration purposes and allow you, as a potential tenant, to get a better impression of your future home. Upon request, you can purchase these furnishings from us at the original price.
How old are the appliances (e.g., heating,
refrigerator, washing machine)?

The age of the appliances and fittings may vary, depending on when they were purchased and installed, as well as the maintenance by previous tenants. If you need further information, we are happy to assist you. Please don't hesitate to contact us.
Who is responsible for repairs and maintenance?

The landlord is generally responsible for the maintenance of the apartment as well as for larger repairs. These include: repairs to the heating system, maintenance of sanitary facilities, repairs to the building (e.g., roof, façade), and fixing defects that impair the usability of the apartment. The tenant, on the other hand, is responsible for the care and order of the apartment and must carry out minor repairs that result from normal use. These include: replacing light bulbs, fixing small defects (e.g., leaking faucets), maintaining the apartment's furnishings, and performing maintenance on air conditioning units. Larger damages caused by the tenant must be covered by the tenant themselves.

Common Areas
Is there a house rule that I need to follow?

Each of our properties has a house rule tailored specifically to the residential property. In this house rule, you will find all the important information you need to know before and during your tenancy. The house rule will be personally handed over to you, and in exceptional cases, it may be sent by email, giving you a detailed insight before your rental begins. If you have any questions about the house rule, please contact us to clarify any uncertainties.
How are common areas (e.g., hallways, garden)
maintained?

The common areas of our property are regularly maintained and cleaned by our professional cleaning companies. They ensure thorough cleaning and hygiene in all shared spaces, such as entryways, staircases, elevators, and hallways. Our goal is to provide a clean, well-maintained, and pleasant living environment for all residents through this continuous care. We place great emphasis on cleanliness to ensure the high standards in the common areas are maintained in the long term.
Are pets allowed? If so, are there any restrictions?

Pets are generally allowed in our rental units. However, it is mandatory for all tenants to fill out a pet application before moving in. This procedure was introduced in 2024 and also applies to existing tenants who already have a pet in their apartment. The application is designed to ensure safety within our property, particularly regarding dogs.

Security and Access Questions

How does the access system work (e.g., keys, codes)?

In all our properties, access is generally granted via keys. In some buildings, you also have the option to enter using an access chip. Upon moving in, you will receive a key that works for both your apartment door and the property access. Additionally, you will receive a second key for your mailbox as well as a spare key. If you require additional keys, they can be made upon request. The cost for this will be invoiced separately.
Is there a security service or
surveillance cameras?

Some of our properties are equipped with modern security systems, including surveillance cameras. These systems are in place to protect the residents and contribute to safety in the shared common areas.

Parking Options
Are there parking spaces for tenants?

Each apartment has one to two parking spaces available, which are either included in the rental contract or can be registered separately with us upon request.
Are these parking spaces free or paid?

The parking spaces rented by tenants are always subject to a fee and are billed monthly. However, some of our properties offer designated visitor parking spaces that can be used free of charge for a limited time.

Location and Surroundings
What is the public transportation connection like?

We would be happy to provide you with the exact public transportation connections for each property in person. However, we can already confirm that our properties have excellent access to public transportation and/or are located in central areas that offer all the necessary facilities and amenities for daily needs.
Are there shopping facilities nearby?

Our properties are located in close proximity to shopping facilities and other stores, which you can reach either on foot or within five minutes by car.

Energy Efficiency and Heating Costs
How is the apartment heated?

Our apartments are typically equipped with modern underfloor heating, providing a comfortable and even warmth. In older properties, heating may also be provided by traditional radiators.
Is there information about energy consumption?

A valid energy certificate is available for all our apartments. It contains information about the energy consumption and energy efficiency of the building.

Additional Services
Are there additional services such as cleaning or gardening services?

In the common areas of the property, a cleaning service and gardening service take care of maintenance. However, tenants are responsible for the cleaning and maintenance of their rental apartments and the associated gardens.
How does waste disposal work?

The waste generated in your apartment is collected separately in different bins. Each property provides various bins for you to dispose of the separated waste properly. We kindly ask you to practice responsible waste separation. Thank you for your cooperation.
